We understand that finding a suitable rental property can often feel overwhelming, especially if you’re a first-time renter. That’s why New Oak Estates is here to make the process as easy and exciting as possible. Here’s a step-by-step guide to help you on the journey to your place.
1. Register as an applicant
Firstly, contact the New Oak Estates lettings team to register as an applicant to ensure you are the first to know about new properties coming to market. At New Oak Estates we work hard to understand your needs, timescales and personal circumstances, so the more open you can be with the team, the better. This will allow us to expertly match you to suitable properties.
2. Get browsing
Start looking for properties you might be interested in viewing, taking the area, local amenities, and transport links into account. Be sure to find out what extra costs might be involved too, such as council tax and utilities. It’s also worth noting that, generally, properties are marketed around six weeks before they are available to move into, so you don’t need to look too far in advance.
3. Pre Application
Prior to a viewing being booked we require, a pre application assessment. This involves some quick-fire questions around your income, current employment situation and who would be living in the property with you.
4. Book some viewings!
Book viewings on properties that take your fancy and try to be as flexible as possible with your availability. The rental market moves quickly, so be sure to act if you find one you like.
5. Confirm Your Interest
Tenant competition is high for rental properties, even more so in busy periods like the summer. Be sure to inform us as soon as possible if you are interested in taking the property.
6. Landlord Consultation
Based on the previous information supplied, the Landlord will consider your pre-application, along with any other interested parties and if selected, you will then complete the full application.
7. Full Tenancy Application
You have now been selected to fully apply for the property and a holding deposit of £100 will be requested.
Ensure you fill out an application as quickly and in as much detail as possible. Our tenant referencing partner “Goodlord will be in touch” Upon applying, your affordability and circumstances will be checked. Don’t forget to include any additional requirements in your application and remember to disclose any CCJs or bad credit so it doesn’t slow down the process.
Within your application, you will usually be asked to provide:
A current landlord reference (if applicable)
An employer reference confirming salary and employment dates
Three months’ payslips
Identification
Right to Rent share code (for overseas applicants)
Upon successful application and completed tenant referencing a move-in date will be arranged and a tenancy agreement signed.
8. Move in!
On move-in day, you will be required to pay the first month’s rent. From there, you will be handed the keys and can start to make your new place a home.
